Evidence of a roof leak include interior signs like water stains on ceilings, peeling paint or wallpaper, and musty odors, which can signal water damage and mold growth.
Exterior signs such as missing or damaged shingles, water spots on exterior walls, and damaged flashing around chimneys and vents are also key indicators.
Attic inspections can reveal water damage on insulation, rafters, or wooden structures, and dampness or black marks.
Interior signs
- Water Stains: Look for dark, discolored patches or rings on your ceilings or walls, especially after heavy rain.
- Peeling Paint or Wallpaper: Moisture from a leak can cause paint and wallpaper to bubble, peel, or warp.
- Musty Odors: Black, green, or grey splotches on ceilings or walls can indicate a damp environment caused by a roof leak.
- Visible Water or Puddles: Dripping water from the ceiling or puddles on the floor are obvious signs of a leak.
- Sagging Drywall: If water damage continues, the drywall can become saturated and start to bulge or sag.
Exterior signs
- Missing or Damaged Shingles: Shingles that are cracked, curled, missing, or have lost their protective granules are prone to allowing water to penetrate.
- Damaged Flashing: Check the metal flashing around chimneys, vents, and skylights for cracks, rust, or other damage, as these are common leak points.
- Granules in Gutters: A significant amount of roofing shingle granules found in your gutters can indicate that shingles are degrading and may be contributing to a leak.
Attic inspection
- Wet Insulation or Wood: Look for damp, dark, or stained insulation, rafters, and wooden structures in your attic.
- Water Marks: Stains or black marks on the underside of the roof can point to water seepage.
- Mold Growth: As with interior signs, check the attic for signs of mold growth, which thrive in damp conditions.
